The course includes an in-depth 6 hour video lesson that presents mastery level concepts and practical strategies for successfully creating a professional Statement of Work to be incorporated into the Independent Contractor Services Agreement. We walk through entire project from the initial Property Inspection, to controlling Payment to the Contractors, to protecting yourself against unfounded Liens being placed by unscrupulous contractors.
In addition to the video content, the following documents Jerry uses are included:
– **Property Inspection Form**: The detailed checklist Jerry has used for decades which
guides users through the process of assessing property conditions, helping to identify
necessary repairs and laying the groundwork for a Statement of Work.
– **Estimating Repair Costs**: A guide that lays out the costs associated with repairs
including materials and labor to ensure an accurate budget (Cincinnati prices as of 8/24).
– **SOW Master (Statement of Work)**: A comprehensive template outlining the
“boilerplate” Statement of Work for Rehab projects. The course walks you through how to
add to / delete from / and modify the boilerplate for each individual project
– **Independent Contractor Services**: A document which incorporates best practices for
hiring and managing independent contractors, ensuring all parties have a clear
understanding of expectations, deliverables, and timelines.
– **Change Order**: A standardized form used to document any changes to the originally
agreed-upon work scope, including adjustments in cost or timeframes, ensuring all
alterations are formally acknowledged.
– **Contractor Qualifications**: A framework for evaluating potential contractors based on
their experience, references, and credentials, ensuring that only qualified individuals are
entrusted with projects.
– **Lien Waiver**: A legal document that protects the Rehabber/Housing Provider by
